JEN TALAVERA
Buying a home can be challenging at times. Whether you are a 1st time home buyer or seasoned investor, there are many steps, tasks and requirements throughout the process. My job is to demystify the process and make it as smooth and stress-free as possible for you!
Here are some basic steps to consider when starting your home buying journey-
A QUICK OVERVIEW OF 5 KEY AREAS:
STEP #1: Getting pre-qualified by a lender
By providing some basic information about your income, savings, and debt, a reputable lender can usually get you pre-approved online or over the phone. The lender will then go over your financing options; How much home can you afford? What monthly payment amount can you afford? And what can you expect for down payment requirements and closing costs? I am happy to give you referrals to lenders that I have worked successfully with and who may have the best loan product for your specific needs.

STEP #2: Choosing a home
For most buyers, choosing a home is an emotional process. My job is to assist you in this process by offering objective information about each property you look at. From local community information like schools and zoning to home-specific details like condition and amenities. Our goal is to help you find exactly what you’re looking for.
STEP #3: Making an offer
Once you’ve found the home of your dreams, I will research recent comparable sales of similar homes in the area to help determine a fair selling price. Based on those comparable sales, as well as other factors like inspections and repairs, we will then structure an offer and negotiate to get the very best deal possible.
STEP #4: Accepted Offer & Due Diligence Period
Usually, there are 10 steps from the point of your offer being accepted to closing on your new home.
These steps include submitting your earnest money, due diligence period, property inspections, appraisal, verifying the title report and title insurance, as well as your final walkthrough. I will walk you through every step of the way and explain every detail. I’ll guide you from Contract to Closing. Click HERE to view the 10 simplified steps for this process.
STEP #5: Closing
Closing, is usually the easiest part of the process! Your lender will go over the closing disclosure statement to make sure that you know EXACTLY what you will need to close the deal. Once everything is submitted to your lender and the title company, the deed is recorded and you get the KEYS TO YOUR NEW HOME!!
